Market Conditions Create High Demand for New Homes in Lovejoy ISD

(FAIRVIEW, TX—August 15, 2006) If you are considering building your new dream home in the highly sought after Lovejoy Independent School District, you may be in for a shock! Several factors have contributed to increased land and home sale prices in this area over the last couple of years.

First, the HIGHLY rated, small and affluent Lovejoy ISD opened it’s new high school this month and is on the path to a full K-12 District. Next, Lovejoy ISD encompasses a very small geographic area with limited available land for development. Added to this, both Lucas and Fairview (which comprise most of Lovejoy ISD) have decreased their average density for new developments to 2 acre minimums. Lastly, some of the best builders in the Metroplex have finally discovered us and are now building beautiful estate homes that rival any in Texas!

Until this year Lovejoy ISD was comprised of two elementary schools, Hart and Lovejoy. Both schools have enjoyed Exemplary ratings for many years. In 2002 and 2003 voters decided to fund the expansion of Lovejoy ISD to include all grades K-12. In August 2006 Lovejoy opened it’s doors to the new high school facility which services approximately 800 students grades 6-9 this year. Each year one grade will be added and in 2008 grades 6-8 will move to the new middle school. The first seniors will graduate from this “upstart” 3A high school in 2010. The Dallas Morning News coined Lovejoy ISD as the “NEW HIGHLAND PARK”! People are flocking to enroll their children in this small, affluent, and highly rated district.

Add to this the fact that land falling within the boundaries of Lovejoy ISD is very limited (less than 40 square miles). By the time you remove land for, roads, easements, drainage, flood plane, commercial property, schools and churches, there’s even less left for new homes. Of course supply and demand rule economics. The economics of land in Lovejoy ISD: it is scarce, demand is high, thus prices are increasing.

Not only is the land mass limited, but it now requires more land to build a home. The cities of Lucas and Fairview work hard to maintain a rural lifestyle where horses are welcome, and one can actually SEE the night sky! Toward this goal, both municipalities have new development guidelines which include a lower average density factor. Depending on when a tract of land was platted, it may be “grandfathered” to allow 1 home per 1 acre of land. New plats however must meet stricter guidelines and achieve a maximum average of 1 home per 2 acres of land. This of course doubles the cost of the land required to build one home.

All of this activity has recently caught the eye of some of the best builders and developers in the Metroplex. LandPlan Development Corporation (developers of Stonebriar Park, Stonebriar Country Club, and Starwood) recently opened their prestigious new custom home community Tranquility Farms in Fairview. With approved builders like Downing Custom Homes, Bella Custom Homes, and Tim Jackson Custom Homes, you can be sure this project will be absolutely exquisite! Homes range from $1,000,000—$2,000,000.

But what if you cannot or do not wish to spend a million dollars on your new home? Coming Soon: The wooded development Le Jardin in Lucas is a VERY exclusive neighborhood of only 6-7 custom homes starting in the $800,000’s. The new Amherst community by Paul Taylor Homes offers 1+ acre lots with prices starting in the low $400,000’s. Wolf Creek by David Weekley Homes offers 1+ acre lots with prices starting in the low $500,000’s and also Coming Soon: Cimarron in Lucas by Drees Homes will be building homes in the $500,000’s.
